Abstract

Purpose

The purpose of this paper is to ascertain the significant stimulating measures/enablers relating to the existing building regulations for promoting the adoption and overcoming the barriers to the uptake and implementation of the green building concept (GBC) in developing countries using Ghana as a case.

Design/methodology/approach

The quantitative research approach was used to attain the study’s goal. Purposive and snowball sampling techniques were found to be suitable for collecting data from 292 relevant stakeholders in Ghana’s construction industry. The mean score ranking technique, in conjunction with the relative importance index, was used to establish the relative ranking of, among other things, the stimulus measures for increasing green building uptake in Ghana. An exploratory factor analysis was also used to classify the most significant stimulation strategies for improving green building uptake.

Findings

“Educational programmes relevant to GBTs for developers, contractors, and policymakers,” “sufficient information on the cost and benefits of GBTs” and “mandated green building codes and regulations” were the top three listed stimulating measures to promote increasing use of green building technologies (GBTs). The enablers were classified as follows: government regulations and policies; commitment and GB research; education and publicity; and incentives and support.

Research limitations/implications

The study was conducted in Ghana, a developing nation, and thus the findings and implications are peculiar to Ghana. However, the study’s findings have important practical implications for the adoption and marketing of GBCs and GBTs in other developing nations.

Originality/value

Prioritizing major stimulation initiatives may be beneficial in terms of overcoming the constraints to the adoption of GBCs and GBTs in developing countries.

Abstract

Purpose

In the Global North, affordable housing has evolved and thrived, and it is now gaining traction in the Global South, where governments have been vocal supporters of the concept. Therefore, this paper aims to investigate the important criteria for selecting affordable housing units in Ghana.

Design/methodology/approach

A quantitative research approach was used, and a survey was administered to the residents. The data was analysed using both descriptive and inferential statistics. The relative importance index technique was used to rank the important criteria, and the EFA technique was used to create a taxonomy system for the criteria.

Findings

The hierarchical ranking of the most significant criteria for selecting affordable housing includes community safety, waste management and access to good-quality education. Furthermore, the important criteria for selecting affordable housing are classified into two groups, namely, “sustainability criteria” and “housing demand and supply and social service provision”.

Research limitations/implications

This study has implications for the real estate industry and construction stakeholders, as this will inform decision-making in terms of the design of affordable housing and the suitability of the location for the development.

Originality/value

These findings provide a baseline to support potential homeowners and tenants in their quest to select affordable housing. Furthermore, these findings will aid future longitudinal research into the indicators or criteria for selecting suitable locations for the development of low- and middle-income housing.

Abstract

Purpose

This study aims to explore the concept of green building by determining a suitable system for categorising green building features (GBFs) that are considered significant in enhancing the value of a building in a developing economy with particular reference to South Africa. The motivation for categorising the features is based on the perception that the upsurge in adopting green building and sustainability has ushered in a new and formidable set of challenges to practising professionals in terms of recognising the most significant value-adding GBFs.

Design/methodology/approach

A quantitative approach was adopted, involving randomly selected construction professionals within the Western Cape Province of South Africa. The data were analysed using descriptive and inferential statistical analysis tools.

Findings

Based on the mean ranking analysis, the top three most important features, amongst others, were kitchen and water-closet (WC) water efficient fittings, megawatt photovoltaic solar plant and water metering for monitoring and leak detection. Additionally, an exploratory factor analysis revealed that the underlying grouped features were “recycled materials and high-performance building energy design”, “water-saving and solar technologies”, “biometric system and acoustical feature”, “sensor control and natural daylight design”, “daylight harnessing feature”, “high-performance hydrologic strategy and noise control feature” and “special utility feature and water efficiency technologies”.

Research limitations/implications

This study was conducted and limited only to the Western Cape Province of South Africa. However, the findings have practical significance to the generality of green building projects and may serve as a useful guide for other developing countries.

Originality/value

This study broadens the viewpoint of construction professionals to recognise and prioritise the most important GBFs in South Africa that increase the value of a building. To create a system for assessing the sustainability of a building, the seven components and the features associated with them may be useful.

Abstract

Purpose

The green building (GB) market is maturing after years of practice; therefore, incentives for promoting GB should be adapted to reflect the market transformation. Adapting incentives can positively influence stakeholders' motives, which in turn change stakeholders' behavioural intention towards GBs. Hence, this study aims to examine the parameters influencing the decision to adopt GB and to ascertain how incentive mechanisms promote the uptake of GB in South Africa.

Design/methodology/approach

Using a scoping literature review and a sequential mixed research method, primary data were acquired from GB experts in four South African provinces. In analysing the quantitative data, the factors were ranked hierarchically using the mean ranking technique and factor analysis was computed to identify the underlying GB incentives. The qualitative data were analysed using content analysis.

Findings

The results indicate that incentive payment from a utility energy efficiency programme, rebates and discounts relating to environmentally friendly materials and products and providing grants to homeowners and developers to go towards certification were the most essential monetary incentives for promoting GB. In the category of non-monetary incentives, recognition of consultant team members and developers and free marketing/good publicity were the most important incentives. The incentive mechanisms were subsequently categorised as “Economic incentives” and “Reward scheme and technical support”.

Research limitations/implications

This study was confined to four metropolitan areas in South Africa. Nevertheless, the outcomes have practical implications for GB projects in general and may serve as a good reference for other provinces in South Africa.

Originality/value

The findings of the study are a valuable resource for stakeholders such as the government, municipal assemblies, professional bodies and the Green Building Council of South Africa (GBCSA) in developing effective incentive mechanisms to promote GB adoption. This study adds to the body of knowledge relevant to GB incentivisation in South Africa.

Abstract

Purpose

Green building (GB) is globally acclaimed as the most formidable solution to the adverse effects that buildings and construction activities have on the climate and environment. Nonetheless, current evidence suggests that the adoption of GB in developing countries of Sub-Saharan Africa (SSA) is at a snail’s pace and characterized by the absence of GB codes and frameworks. This paper aims to determine the current level of adoption and implementation of GB concepts and technologies in the Ghanaian construction industry (GCI).

Design/methodology/approach

An exploratory method of investigation involving a quantitative approach was used to achieve the objectives of this study. A literature review was conducted, and a questionnaire survey was conducted among 292 stakeholders in the GCI. The survey data was analyzed using descriptive and inferential statistics as well as other quantitative analysis techniques.

Findings

The analysis revealed that the five most applied green building technologies (GBTs) are technologies for optimizing site planning, building orientation and configuration, use of natural ventilation, integrative use of natural lighting with electric lighting systems, application of energy-efficient lighting systems and use of permeable paving: low-traffic areas. Notably, the majority of the GBTs belong to the energy-efficiency technologies category.

Research limitations/implications

The findings indicate that GBTs are gaining momentum in Ghana and that there is a need for ongoing research to develop new and more environmentally friendly building technologies to aid in the preservation of our society and natural resources to achieve United Nations Sustainable Development Goals (UN SDGs) 12 and 13.

Originality/value

In effect, this study will enhance the awareness of GB development and contribute to the GB body of knowledge, particularly in the context of developing countries. It would also be useful to the GCI’s contribution to achieving the UN SDGs.

Abstract

Purpose

Kente weaving business is increasingly seen as a promising investment and enhances sustainable livelihood in Ghana. However, it has not received the needed attention from scholars and government in recent times. The purpose of this study is to examine the factors influencing the kente weaving industry with the aim of evolving effective promotional strategies to encourage the weaving and use of kente in Ghana.

Design/methodology/approach

Using a quantitative inquiry approach, primary data were collected from 70 respondents in Bonwire within the Ejisu-Juabeng Municipal Assembly in Ghana. The mean ranking technique, the Mann–Whitney U test and exploratory factor analysis (EFA) were the statistical tools that aided the data analysis.

Findings

The EFA revealed that the underlying threats affecting the weaving of kente were limited demand and supply of kente, data and motivation management system, lack of export promotion and obsolete production techniques. Furthermore, this study revealed that the kente weaving industry can be promoted through kente festivals and the efforts of the association of weavers and government.

Originality/value

The findings provide a valuable reference for the government, stakeholders and textile industrialists to institute a mechanism for evaluating performance periodically to identify threats associated with the textile industry at large.

Abstract

Purpose

Heating, ventilation and air-conditioning (HVAC) systems account for approximately half of all energy usage in the operational phase of a building's lifecycle. The disproportionate amount of energy usage in HVAC systems against other utilities within buildings has proved a huge cause for alarm, as this practice contributes significantly to global warming and climate change. This paper reviews the status and current trends of energy consumption associated with HVAC systems with the aim of interrogating energy efficiency practices for improving HVAC systems' consumption in buildings in the context of developing countries.

Design/methodology/approach

The study relied predominantly on secondary data by analysing the relevant body of literature and proposing conceptual insights regarding best practices for improving the energy efficiency of HVAC systems in buildings. The systematic review of the literature (SLR) was aided by the PRISMA guiding principle. Content analysis technique was adopted to examine germane scholarly articles and finally grouped them into themes.

Findings

Based on the SLR, measures for enhancing the energy efficiency of HVAC systems in buildings were classified based on economic considerations ranging from low-cost measures such as the cost of tuning the system, installing zonal control systems, adopting building integrated greenery systems and passive solar designs to major approaches such as HVAC smart technologies for energy management which have multi-year pay-back periods. Further, it was established that practices to improve energy efficiency in buildings range from integrated greening system into buildings to HVAC system which are human-centred and controlled to meet human modalities.

Practical implications

There is a need to incorporate these energy efficiency practices into building regulations or codes so that built environment professionals would have a framework within which to design their buildings to be energy efficient. This energy efficient solution may serve as a prerequisite for newly constructed buildings.

Originality/value

To this end, the authors develop an integrated optimization conceptual framework mimicking energy efficiency options that may complement HVAC systems operations in buildings.

Abstract

Purpose

Fire is the fundamental element of most people’s lives, and when not controlled, the same fire can lead to several catastrophes in homes, offices, schools, lives and other public places with severe repercussions. Hence, this study aims to examine the adequacy and extent of the application of fire suppression systems in residential and commercial property in Ghana.

Design/methodology/approach

This study adopts a sequential mixed-mode design comprising quantitative and qualitative research strategies to analyse factors to produce findings. The target population for this study includes shop occupiers, end users of office buildings, and residents in the Accra Central of Ghana. Systematic random sampling was used for the quantitative research, and a sample size of 385 was obtained using a multi-stage and cluster sampling method. A structured survey and semi-structured interviews were used to collect the primary data. The quantitative data were analysed using descriptive and inferential statistics, whereas the qualitative data were analysed using content analysis.

Findings

From an empirical literature review and the analysis, the three main factors contributing to fire breakouts are equipment malfunction, improper use of heat sources and human mistakes. According to the respondents, fire suppression systems were also inadequate, as most of the suppression systems prescribed in the building code were unavailable. Regarding the ability to manually operate fire suppression systems, most property occupiers stated that they are generally unaware of these suppression systems.

Practical implications

This study will aid policymakers in developing interventions for fire safety enforcement by ensuring that fire safety regulations are consistently followed by design team members and property developers, resulting in a positive effect on public building structures performing their required functions. It is also critical to provide end users with education and training on how to operate the fire suppression system as well as effective handling of firefighting installations in the event of a fire.

Originality/value

The findings of this investigation contribute to knowledge and comprehension of the effect of fire suppression systems on building users and may serve as a precursor to the development of a “As Built” certification system for ascertaining the adequacy of fire suppression systems for new and existing residential and commercial property.

Abstract

Purpose

The purpose of this paper is to examine the predictable effect of economic and non-economic factors regarded as the most important to stimulate stakeholders’ behavioural intentions to adopt green building.

Design/methodology/approach

The primary data was collected from 106 green building accredited professionals in both the public and private sectors registered with the Green Building Council of South Africa. The data analysis techniques adopted include descriptive and inferential statistics, namely, factor analysis and logistic regression model (LRM).

Findings

The LRM results revealed five predictors and two control variables made a unique statistically significant contribution to the model. The strongest predictor to enhance the intention to adopt green building was a financial benefit (FB), recording an odds ratio of 9.1, which indicates that the likelihood to adopt is approximately 9.1 times more if FBs is evident.

Practical implications

It is anticipated that the most significant facilitators/enablers identified by built environment stakeholders will create an enabling environment to enhance the adoption of green building.

Originality/value

This research has contributed to the existing knowledge by developing a decision support model. The decision support model provides predictive indicators for clients, consultants and contractors to harness their resources and identify significant parameters to improve their decision-making in adopting green building.
